What the two counties have in common
Seven towns, and not one of them the same job twice.
The area is narrow enough to know what is behind the ceiling before the van is loaded. These are the six things that change from one town to the next, and what each one does to the work.
Sixty-year-old duct is ordinary here
North Miami Beach is 80.0% built before 1980, Ojus 76.5%, Hollywood 74.7%. Duct that age is brittle at the collars, so it gets opened carefully rather than forced.
Even the newest stock is past thirty
Aventura’s median home was built in 1989, the newest of the seven, and Golden Beach’s in 1985. Half the homes in the youngest town on this list are more than thirty-five years old.
Four of the seven sit on the ocean
Golden Beach, Sunny Isles Beach, Hallandale Beach and Hollywood all front the Atlantic. Salt air reaches any exposed duct collar, dryer hood or wall cap, so on those jobs they get looked at too, not only the runs inside.
A condominium is not a smaller house
88.3% of Sunny Isles Beach homes and 80.7% of Aventura homes are in buildings of fifty units or more. Your unit has its own run, and that is what gets opened.
Who owns the home changes the visit
Golden Beach is 97.4% owner-occupied; North Miami Beach is 51.1%. One is almost always an owner deciding for their own house, the other often means access is arranged with whoever holds the lease.

The 1950s and 1960s house
North Miami Beach is 80.0% pre-1980, Ojus 76.5%, Hollywood 74.7% — the three oldest housing stocks of the seven, and the 1950s or 1960s is the biggest decade in each. A house that age has usually outlived at least one air handler, so the duct is older than the equipment it feeds: joints re-taped, sections replaced, and what is actually above the ceiling rarely matches the plans. It is opened and inspected visually first for that reason.

The coastal condominium tower
88.3% of Sunny Isles Beach’s 20,079 homes, 80.7% of Aventura’s 27,014 and 56.1% of Hallandale Beach’s 29,019 sit in buildings of fifty units or more. In a building like that the air handler is in a closet rather than an attic and the run to your rooms is short, so the cleaning is quick and the scheduling is not: access, parking and the hours the building allows work all get agreed before a date is set.

The house on the water
Every home the Census counts in Golden Beach is a detached house, and 42.9% of Hollywood’s are; both towns front the Atlantic. A house like that runs a whole-house system of its own, and its dryer hood, wall caps and any exposed collar sit in salt air, so the outside of the job is looked at as carefully as the runs inside.

The newer building
Aventura is 72.9% built in 1980 or later, and its median year built, 1989, is the newest of the seven. A newer system has fewer patched joints and a cleaner layout, but a first clean here is often about what went into the runs while the building was being finished — construction dust, drywall and insulation fibre.

The rented home
North Miami Beach is 51.1% owner-occupied, Hallandale Beach 53.4% and Sunny Isles Beach 53.5% — the three lowest of the seven, so close to half of their homes are rented. The person who notices the dust and the person who authorises the work are often not the same, so the first call is usually about arranging access rather than about the ductwork.

The whole system opened, brushed and vacuumed under negative pressure — registers, runs, boots and the plenum behind them.

Soot and buildup cleared so a fireplace vents the way it was built to.
