Full visual inspection

We open the supply runs, the returns and the plenum before anything is touched, and inspect them visually. On a house of this age that is where a sagging run, a torn sleeve or a collar that has pulled away from the plenum shows itself — none of which is visible from a stepladder.

The system is put under negative pressure with HEPA filtration before a brush turns. In a detached house that means every supply and every return is pulling toward our equipment, so what we loosen leaves the building instead of settling on the furniture.

360° rotary agitation

Rotating brushes and compressed-air whips work the full length of each flexible run. This step exists because of what the duct is made of: a smooth metal wall gives dust up to suction, a ribbed plastic sleeve holds on to it until something scrubs it free.

Sanitize & mildew defense

Family- and pet-safe treatments are fogged through the system to address odors and discourage the mildew growth that an unconditioned attic and coastal humidity encourage. Nothing is sprayed into a system we have not already looked inside.

Do you clean the whole run, or only the vents I can see?
The whole run. The registers and boots come off first, then the duct between them and the plenum, then the plenum at the air handler. In an Aventura apartment most of that sits behind a ceiling and a closet door, which is why every job starts with a visual inspection: you cannot stand and look at it yourself, so we open it and photograph it before and after.
How often should ducts be cleaned in Aventura?
Most Florida homes do well every 3 to 5 years. Sooner if you have pets, allergies, a recent renovation, or if you have noticed a musty smell when the system starts. Because 75.5% of Aventura’s housing predates 2000, a first visit here often opens duct that has never been opened.
My apartment is from the 1980s. Is that duct due for replacement rather than cleaning?
Usually cleaning, and the inspection is what tells us which before anyone quotes you. Flexible duct fails in specific ways — a crushed run, a torn sleeve, a collar off the plenum, a length that has sagged out of its strapping — and those are repairs. Dust is not a failure; it is what cleaning is for.
How long does a visit take?
